If you're looking for the right residential neighbourhood, downtown (small town) life, or the perfect spot for a retreat or vacation get-away, you've found the right place.

A City of Neighbourhoods

The city of Orillia did not experience the rapid growth and development that many other Ontario cities had in the last 30 years, so our neighbourhoods have not been sliced up by highways or torn down for high rises and strip malls.

Many of our neighbourhoods are much the same as they were when they were built, which makes them very attractive to home owners today.

Now, modern growth and development are coming to Orillia in a big way. New industries are being established, large retailers like Wal-Mart and Home Depot have invested here. The secret is out - this is a great place to live.

So while the citizens and council welcome new development, they are being careful to preserve what we have - beautiful neighbourhoods.

We also have a unique way of naming our neighbourhoods that prospective home buyers from out of town should learn about.

Like many municipalities, Orillia is divided into wards for the purpose of municipal representation. Today's wards are numbered and their boundaries clearly defined but when Orillia residents, (and real estate agents) talk about wards, they're usually referring to the old ward system whose names came from points on the compass and whose boundaries are loosely defined by a combination of history and real estate marketing. You'll see these names in real estate ads but you won't find them on any map, except the one below.

Map - showing North, West and South Ward The North Ward, shown in purple, contains some of the oldest and largest homes in Orillia, though there are many neighbourhoods of newer and smaller ones too. The South Ward, shown in orange, was mostly built after 1940 and has an abundance of smaller homes with large yards. The West Ward, in green, has a combination of the two. Commercial and residential development in Orillia is generally spreading west and the latest, called West Ridge, is on the other side of Hwy. 11.

If you're unfamiliar with the neighbourhoods, you should talk to a Sales Representative about the different Wards, neighbourhoods, and their relative benefits and values.

In many ways, the downtown is better than it was 30 or 40 years ago. To the left you see a picture of the business and retail centre, Mississaga Street, taken in the early 1960s.

Township surrounding Orillia Many people chose our area because of the abundance of beautiful, rural land that is within an easy drive to city amenities.

The townships surrounding Orillia offer just about everything imaginable to those who desire peace and quiet or recreation and fun outside the city.

We are a 20 minute drive from great skiing at Horseshoe Valley and Mt. St. Louis. You can try hobby farming or quiet rural living in the gently rolling hills of scenic Oro-Medonte or rustic Ramara and Carden-Dalton. The dramatic rocks and pines of Muskoka are just to the north.

Waterfront living opportunities are everywhere. Whether you like big boats, canoeing on rivers or swimming in small lakes, it's all available right here.
